Total scam. They don't pay out on instances of 'tenant neglect', even when this causes significant damage. Whats the point then? When they do pay out, the excess is high, and there's a good chance your payout doesn't even cover the cost of their useless service. Don't bother, when things go wrong they aren't gonna help you.
